About Our Sales

Provided is an overview of how we typically run our sales.  No two properties are alike and we may have to modify our sales policy to suit the needs of our executor’s home, business or other property.

What to expect if you are a client:

We do not make public any before pictures of your property, not even for our portfolio.   We only post pictures after we have staged your property for the sale.  We thoroughly clean your yard, home and outbuildings before the sale, then we stage the contents for sale.  Then we take pictures for the online gallery prior to the sale to give our shoppers an overview of what’s available.

For security reasons, we do  not publish your address until the Wednesday before the sale (in the local paper and on our Web site) however, if you have your property listed with a Realtor, we have no control over who they bring in while we are cleaning and staging your property for the estate sale.

We provide overnight security once your address has published.

Our sale schedules are for Thursdays and Fridays, unless it is a large estate and then we may need to start on Wednesday.

What to expect if you are a shopper:

Payment:
We accept cash and local checks.  There will be a bank fee for any returned checks.  The fee is based on the current bank fee we are charged for any bounced check.

Numbers:
We hand out numbers for all sale days for people arriving before 8 AM.  After we open the house at 8, you will not need a number.  Once you get your number, you can leave and come back to line up a few minutes before 8.

We are not responsible for lost numbers and you will have to go to the end of line if you lose your number.

We provide coffee and muffins for the early birds.

Yard & Garage Start Time:
We do not allow early sales and start promptly at 7 AM for the outside only.  This includes any yard items, garage, outbuildings and vehicles.  Be sure to get your number and hang on to it for the 8 AM opening time for the house.

Home Start Time:
We do not allow early sales and start promptly at 8 AM for the house content.

Parking:
We cooperate with local law enforcement.  Please park according to city ordinances and do not park on people’s lawns or in the neighbor’s driveways.  Also, do not double-park anyone in, or block mailboxes, or streets.  Park on one side of the road unless the city allows parking on both sides.

Shopping Bags & Containers:
All bags and containers are subject to inspection.  You can bring your own canvass bags and boxes for shopping, however, we reserve the right to inspect them when you leave.

Wrapping:
We try to provide the service of wrapping glass for you, however, if we are in a shopping rush, you may have to wrap your own glass.

Holding Items:
We can not hold items for you prior to the sale that you see in our gallery online.  We open at 7 AM for the outside areas and 8 AM for inside the home.  We line people up according to their numbers.  If you see something in the gallery you want to buy, we suggest you arrive early to get a good number.

Also, if you have to leave during the sale to get money or for any reason, we can not set aside items for you to buy when you return.

Large and Heavy Items:
Please bring help to load your purchases.  All purchases need to be removed by close of sale.

Children:
Most of our estate sales contain areas and content (such as a lot of glass items and other breakables) that may not be suitable for small children.  Our sales can be crowded and can have stair cases that could cause injury to your children.  Children are welcomed, but you are responsible for any damages.  We can not allow strollers or buggies inside because they block the flow of traffic through the homes.

Pets:
Please do not bring pets to the sale unless they are required for special needs. Due to allergies of people and the fact that you are entering someone’s property, please be respectful. We will have to ask you to leave your pet outside.
